Assessment collection is one of the more confusing aspects of an association’s operations, especially when trying to understand whether your association should use non-judicial or judicial foreclosure in its assessment collection efforts. Assessment collection firms provide a wealth of information and articles highlighting the advantages of their preferred foreclosure process compared to the disadvantages of the other. However, it is rare that an association manager or board will have access to unbiased information discussing some of the primary advantages and disadvantages associated with each process and how they may be impacted by certain economic factors.

The simple answer to this question is, "Yes, you should!" The role of a board member is to maintain, protect, and enhance the assets of the association. Typically, the most significant assets and related expenses of an association are those identified within a Reserve Study. To be an effective document for planning, communication and disclosure, it is essential that the data within the Reserve Study be both accurate and current. But please read the reasons behind this answer.

Another often misunderstood coverage that is built into liability policies is "Fire Damage Legal Liability" usually offered with limits of $50,000, $100,000 or $300,000.
This coverage is mostly irrelevant to a condominium or a single family home tract but since we have received a lot of questions about this coverage throughout the years we wanted to address it.

Each summer, as temperatures increase and air-conditioning is turned on, the average residential electric bill increases accordingly. There are ways to offset those increased electric bills! Generally, every electric utility company has many residential rates available to its customers. However, it is left up to the customer to find out about these rates and request the rate change for their own account. The best resource is the utility company's website!

Summer’s here and the time is right for dancing in the streets, having friends over for a barbeque and jumping in the pool -- and, oh by the way, can we use the clubhouse this Saturday afternoon for our high school reunion?

Margo and Sandy read this article and were excited because they scored in the 13-15 range. They wanted to share this article which first appeared in Inc. magazine. Here' s a portion of it.
Passion and purpose--in short, doing what you love--can be difficult to find. Some people search forever. Some gain remarkable skills and talents only to think, I'm great at this. So why don't I feel successful? Others, even after building successful businesses, suddenly think, Hold on. This is just not me.
Though we would all like to be happier at work, at times it's easy to miss the work-we-love forest for the irritation trees. So I asked Dharmesh Shah, co-founder of HubSpot (No, 666 on the Inc. 5000 in 2013) and a guy who has spent a tremendous amount of time thinking about doing what he loves and creating a company his employees love, how he knows he loves his work.
See what you think. Though some of the following may not be true all of the time, when you love what you do, many should be the case much of the time. There's a results chart at the end, so keep track of how many apply to you:

One coverage that is often misunderstood or rarely talked about when it comes to Homeowner Associations is coverage for "Non-Owned Autos." Despite this coverage being relatively unknown it is very important. You should make sure the Association’s current policy has this in force. It is very inexpensive to add in the event there is no current coverage.

The approval of the audited financial statements of your homeowners’ association (HOA) may be intimidating to you as a member of the Board of Directors, especially if you do not have a financial background that trained you in this area. However, if you keep in mind the purpose of the audit, key risk areas for an Association, and the particular areas in the financial statements on which you will focus, you should feel more comfortable while fulfilling this part of your fiduciary responsibility.

It’s amazing how what life throws at you unexpectedly can turn into a powerful and positive new adventure.
Fifteen years ago, stability and security were very important to me. I was in the throes of the middle stages of my personal and professional life. My husband and I were raising two kids, and had a mortgage to pay. I was working at a company that I loved, and had seen it grow from six people to 35! I felt that company’s values lined up nicely with mine, as they were very dedicated to the clients and staff. I was very invested and dedicated to the owners and staff. They were like family. The company provided me with that sense of stability and security that I valued so deeply, and I gave them my all in return.
As the company grew, the owners brought in someone from the outside to run the show. Unfortunately, with this change, a change in the company culture came with it. As such, the new leadership decided that I was no longer an asset to the company and let me go. I was shocked and saddened when that happened.
Enter: Margo. We relied heavily on each other during the days and weeks after I was let go. She didn’t feel that the company was going in the direction she wanted to go, and Margo began looking for opportunities elsewhere. After several weeks and frustrations later, Margo quit.
Shortly after Margo left, she got a call that led us to a fantastic opportunity on a large project. We jumped right in. Our values and beliefs aligned perfectly with each other and we decided we would partner up and become what we are known as today: Crummack Huseby Property Management. We involved others that shared our vision and values, and we have never looked back.

To help start my work week off with a positive attitude, I have consistently made an effort to go to the gym on Mondays. In October, November and December I crawled out of bed, drove down the street, and parked my car near the entrance of the 24-Hour Fitness where I work out. I would then hop onto the machine closest to the door. There were always plenty of spots to park my car and many machines to choose from.
