One coverage that is often misunderstood or rarely talked about when it comes to Homeowner Associations is coverage for "Non-Owned Autos." Despite this coverage being relatively unknown it is very important. You should make sure the Association’s current policy has this in force. It’s amazing how what life throws at you unexpectedly can turn into a powerful and positive new adventure.
Fifteen years ago, stability and security were very important to me. I was in the throes of the middle stages of my personal and professional life. My husband and I were raising two kids, and had a mortgage to pay. I was working at a company that I loved, and had seen it grow from six people to 35! I felt that company’s values lined up nicely with mine, as they were very dedicated to the clients and staff. I was very invested and dedicated to the owners and staff. They were like family. The company provided me with that sense of stability and security that I valued so deeply, and I gave them my all in return.
As the company grew, the owners brought in someone from the outside to run the show. Unfortunately, with this change, a change in the company culture came with it. As such, the new leadership decided that I was no longer an asset to the company and let me go. I was shocked and saddened when that happened.
Enter: Margo. We relied heavily on each other during the days and weeks after I was let go. She didn’t feel that the company was going in the direction she wanted to go, and Margo began looking for opportunities elsewhere. After several weeks and frustrations later, Margo quit.
Shortly after Margo left, she got a call that led us to a fantastic opportunity on a large project. We jumped right in. Our values and beliefs aligned perfectly with each other and we decided we would partner up and become what we are known as today: Crummack Huseby Property Management. We involved others that shared our vision and values, and we have never looked back.

To help start my work week off with a positive attitude, I have consistently made an effort to go to the gym on Mondays. In October, November and December I crawled out of bed, drove down the street, and parked my car near the entrance of the 24-Hour Fitness where I work out. I would then hop onto the machine closest to the door. There were always plenty of spots to park my car and many machines to choose from.

The Sedona association has upgraded their entry vehicular gate, landscaping, pool furniture and mailboxes all within the last three years. They decided to go with a drought tolerant palette to save the association money on irrigation water among other green benefits. Villa Park Landscape created a beautiful plant palette that the association approved and they did a great job of making it look colorful. This included a variety of heights, textures and movement, far from the typical desert look that often comes with drought tolerant landscaping.

As you may know, it has been a common suggestion for many years that associations may want to consider carrying worker’s compensation coverage. This is not necessarily to provide worker’s compensation coverage for board members or committee members. The California Labor Code 3363.7 seems to clearly indicate that volunteers of a non-profit private corporation are not considered employees.

In response I suggest boards look to the business judgment rule that calls for “prudent inquiry.” While your reserve study professional has all the tools and statistics to reasonably estimate the useful and remaining lives of the common area components.
